Ottawa’s Real Estate Marketplace ~ January 2019 Edition

  During the month of December 2018, members of the Ottawa Real Estate Board sold 663 residential properties,  compared to 765 in Dec 2017,  a decrease of 13.3% in the number of properties sold vs the previous year.

It took an average of 69 days for properties of all types to sell in December 2018 which is 20 days shorter than the average in Dec 2017 and 5 day longer than the month before, November 2018.  


Of these 663 sales, 471 were freehold houses, and 192 were condominiums.
The average sales price for a freehold house sold in December 2018, was $453,011 showing an increase of 4.7% over Dec 2017.  While condominium average prices rose 9% from last year to $278,295. 

617 new properties were listed for sale in December 2018, bringing the total number of properties for sale to 2,691 a decrease of 24.9% from Dec of last year, and the lowest in over a decade.

During 2018, there were 17,476 sales by the Ottawa Real Estate Board members.  Compared to 17,065 in 2017 home sales showed an increase of 2.4%.


It took an average of 60 days for properties of all types to sell in 2018 which is a decrease of 18.3% from 2017. 


Of these 17,476 sales, 13,418 (-0.4%) were freehold houses, and 4,058 (+13.1%) were condominiums.


The average sales price for a freehold house sold in 2018, was $446,661 showing an increase of 4.1% over 2017.  


While condominium average prices rose 3.2% from last year to $278,316.
