Q1 2019 has come and gone in Ottawa’s real estate market and it was a challenge for home buyers with the limited inventory of homes for sale. While chatting with our buyer’s team this week they shared many stories of the challenges home buyers are facing.
Having run the numbers a the end of March 2019 we knew that in the whole City of Ottawa 37.5% f home & condo sales were For or Over the listing price, buy our experienced buyer’s agents insisted this is not the reality their buyers are facing. So welcome to a deeper dive into the housing reality for the Urban & Suburban core of Ottawa.
Beginning with the main suburbs and the inner core of Ottawa we looked at the first few months of 2019.
Taking the top, in Barrhaven 219 of 375 recorded sales were For or Over list price, or 58.4% of homes and condos that sold.
Second only to Kanata where 261 of 448 the recorded sales or 58.25% went For or Over list price.
In Ottawa West (including Glabar Park) 42.54% of the 456 sales, 194 were For or Over list price and in Stittsville 42.3% of the 182 sales, 77 were At or Over list price. In Ottawa East (including Beacon Hill and Pineview) 37.53% were sold For or Over list price (128 of 314) while in Ottawa Center (including The Glebe) 35.13% of sales were At or Over list price (124 of 353).
