Now that you’ve got your financial situation figure out, it’s time to think about what kind of home you need, not only that will fit your needs today, but maybe 10 years down the road.
It’s important to distinguish between requirements and preferences.
Consider location, are you willing to have a long commute to work? Can the kids play road hockey on the street? Are there paths close by to walk the dog? And do you need to be able to walk to the grocery store and have easy access to transit?
Also consider the size of the home. Do you need one bedroom for each child? Do you often host your parents, and therefore need a spare bedroom? Are you willing to share the bathroom with your teenagers? I wouldn’t.
Special features might also affect your decision. Can you live without Air Conditioning? Do you really want that swimming pool? Is a green and energy efficient home important to you? Will the stairs be too much for you in a few years because of that knee injury you haven’t bothered dealing with, because you’re a man!
Lastly, lifestyle. Do you plan on having kids, or will the teenagers be off to school next year? Are you an outdoorsy person, or a gamer? Do you hit the hill on Sunday, or go to Church? Do you want to make it easy for grand kids to come by, or would you rather not.
All of these questions must be answered, and obviously your budget will be a large factor. Sit down and make of list of your musts, wants and needs, and rate them from most important to least important. Then if you need to make some compromises, you will have already done the work.
