Last Month in Review

Last month in May 2022 members of the Ottawa Real Estate Board sold 1,846 residential properties a decrease of 19.2% compared to May 2021.

We had 3,120 new properties listed for sale in May which is an increase of 0.2% compared to May 2021, leaving the total number of residential properties for sale at 2,129 an increase of 13.5% from the end of May  2021.

We currently have 1.2 Month Of Inventory on the market and a new listing sales rate of 59.2%.  We are still in a seller’s market in Ottawa but that is beginning to vary from neighbourhood to neighbourhood.

It took an average of 14 days for properties of all types to sell in May, which is 2 days longer than May 2021 and 2 days longer than in April 2022.

Of these 1,846 sales 1,384 were freehold houses, and 462 were condominiums. 

The average sales price for a freehold house sold in May  2022, was $802,393 showing an increase of 8.2% over May  2021.  While condominium average prices rose 11.3% from last year to $472,920.
