On The Tulip Team it's not just negotiating the best price for client. It's about understanding each client's needs and wants.
There are six stages to the buying process.
The first one is doing research, you're going to want to learn what you can afford, about the neighborhoods, you're gonna want to meet with a few different real estate agents to see who's a good fit for you. You're going to summarize your wants and nice to haves, and then you're eventually going to hire a buyer specialist to help you find that perfect home.
Step two is a search. Set up a search on the MLS® system and start receiving property updates for new listings and sold listings to get a shortlist of homes that you'd like to view? Do some drive-bys, start to tour some neighborhoods, narrow your criteria from that point, start viewing homes with your REALTOR®.
The next stage is actually making the offer.
So we'll do a little bit of research for you find out the comparable sales. We'll see how they compare to the home that you want to offer on and we actually prepare the offer for you. Discuss conditions with you, see what we need to put in the offer to best protect your needs and hopefully at the end of that we have an accepted offer.
The next step is doing our due diligence and providing a deposit to the seller to show that we're dealing in good faith. We're also going to do all the inspections and everything we need to do to fulfill the conditions that are in the offer. And once those conditions are fulfilled, the offer is going to become firm and legally binding.
The fifth stage is actually preparing for the move, packing, hiring movers, sending the paperwork to your lawyer. We actually have a service called MoveSnap that we offer to our clients and it really helps them know exactly what they need to know before the final closing date.
Step six is closing.
Meet with your lawyer meet with your mortgage broker, get the keys to the property and move in.
